Lexington Richland 5 Capital Improvement Projects

Thompson Turner Construction, in partnership with LS3P, delivered Design-Build Capital Improvement Project work for Lexington-Richland School District Five over three consecutive summers. The District extended the contract by two additional years due to strong performance. Our team upgraded facilities at eight schools: Nursery Road Elementary, Harbison West Elementary, Crossroads Intermediate, Dutch Fork Elementary, Dutch Fork High, Irmo Middle, Irmo High, and Chapin High.
Our team executed a broad range of improvements, including roof replacements, chilled water loop upgrades, and comprehensive HVAC system replacements. At Dutch Fork High and Irmo High, we replaced entire HVAC systems in large academic and athletic wings—removing old units, installing new rooftop heat pumps and air units, and completing all associated ductwork, controls, ceilings, and lighting within 8-week summer breaks.
At Nursery Road and Harbison West, we demolished 23 rooftop units at each school and replaced them with new units ranging from 3 to 7.5 tons. Our team installed updated seismic curbs, new gas piping, condensate lines, and over 600 LED light fixtures in classrooms and corridors.
At Chapin High, we upgraded the mechanical room by replacing two boilers, installing new chilled water and hot water pumps, reworking 600 linear feet of piping, and integrating the HVAC system into the District-wide building management system. We also replaced 25 fan coil units and installed a new 20-ton pad-mounted DOAS unit. At Irmo High, the team lifted and reset rooftop units on new curbs as part of a larger HVAC upgrade.
In addition to infrastructure work, Thompson Turner delivered key athletic improvements. At Chapin High, our team built a new weight room, training room, locker rooms, and restrooms. At Irmo High, our team upgraded the softball press box, concessions, and sports medicine area and constructed new backstops for the school’s softball and baseball fields.
Thompson Turner and LS3P planned and executed all projects in close coordination with the District, carefully managing logistics and phasing to ensure on-time completion within tight summer windows. Through this collaborative effort, the team delivered major improvements that support student comfort, safety, and extracurricular success across the District.
